With a strong cast, grounded writing, and a clear sense of purpose, the series begins its journey with a confident first impression.Also Read: Nivin Pauly Fronts a Stark New World in The Promo of His Web Series Debut Pharma。近日，北京市住宅建筑设计研究院有限公司（以下简称“北京住宅院”）举办“以设计焕新城市 以匠心赋能安居”主题活动，交流探讨城市更新、“好房子”建设、高品质住宅设计等领域的创新成果和创新实践案例，并实地观摩代表项目。  7月30日，中关村东区改造项目A组团迎来主体结构全面封顶。  位于北京市海淀区的中关村东区改造项目，是《北京市城市更新条例》落地后首个片区化央产老旧小区原拆原建项目。项目是上世纪50年代建设的中科院家属宿舍区，历经数十年风雨，房屋老旧的问题逐渐显现，多数房屋存在安全隐患，居住环境逐渐破败，难以适配现代生活需求。  不同于单栋独楼，中关村东区是一个有着深厚历史积淀、产权极度复杂、现状条件苛刻的片区。北京住宅院总经理、总建筑师钱嘉宏表示，面对建筑高度控制、楼间距限制、规模总量控制等各种难题，设计团队构建了“一芯一带五组团”的规划结构，在总户数不增加的减量更新背景下，实现统一规划、分步实施。  户型设计是项目最难啃的“硬骨头”。400多户居民原始户型指标从几平方米到几十平方米多达上百种，且大多为非成套住宅。团队按2平方米梯度划分29个面积段，定制72种户型方案。

B | 钱嘉宏说：“我们必须尽全力保障老百姓的核心利益，在有限的空间中把每一平方米都用到位，做到螺蛳壳里做道场，小户型里见真章。”  在外立面的设计上，项目坚持“焕新不换韵、提质更留魂”的设计理念，延续灰色调、三段式、坡屋顶等历史风貌，让历史文脉记忆通过现代材料在更新中自然延续。目前，项目A组团已于2026年7月30日实现主体结构全面封顶，后续组团正在逐步推进。  基于中关村东区的实践，项目团队正在总结一套从片区统筹到原拆原建更新改造的可复制成套解决方案。钱嘉宏说，城市更新没有万能钥匙，需要设计师俯下身段，用精细化设计一点一点解决矛盾。团队会把在“好房子”建设、历史建筑保护等方面的经验，应用到更多民生改善工程中去。对于设计师来说，自身能力也必须转型提升，从单纯的设计方转变为“全过程咨询顾问”。  作为北京市推进国际交往中心功能建设的核心试点项目，地处朝阳区的望京国际人才公寓项目是北京市国际人才社区首批标杆工程，立足首都科创高地建设与国际化人才发展战略，构建产城融合、国际化生活场景适配的高品质住区。  项目突破传统居住区的封闭格局，采用高层全点式排布与东西向配套公服围合形成 “一轴・三进・两厢・六合”的规划结构，将中式院落礼序与国际化开放街区理念深度融合。建筑风貌以简洁纯净的现代风格为基调，挺拔的竖向线条与灰白色主色调。室内空间设计充分考量国际人才的生活习惯，1270 套公寓涵盖65-200㎡七种户型，依托精细化设计和全装修及收纳系统交付，全面提升居住体验，实现拎包入住。引入国际化酒店式运营服务，打造现代化、国际化、智慧化人才社区。  为践行完整社区理念，项目打造了逾万平方米的多元配套体系，构建与轨道交通接驳的立体活力街区，紧邻地铁出入口打造170米地上地下双层商业步行街，无缝衔接轨道交通与周边产业办公总部，集约布局多元业态，构建起覆盖居住、商业、教育、医疗、休闲的完整服务网络。  “在理想人居长期研究与实践探索中，始终秉持‘城居共生’的核心主张。提出城市耦合、人本宜居与与品质长效于一体的住宅设计理论体系。无论是中关村东区改造，还是望京国际人才公寓，都是对这一理念的创新践行。”钱嘉宏谈到，“我们通过‘城市耦合’，推动住宅与城市空间、公共资源的深度融合与互补；以‘人本宜居’精准锚定全龄段人群的多元化居住需求，构建安全舒适、绿色宜居的生活场景；坚守‘品质长效’，确立全生命周期价值标尺，保障建筑安全耐久与资产保值韧性。我们希望以此，破解传统住宅设计的单一视角，实现住宅公共属性、居住属性与经济属性的高度统一，让每一处居所都成为连接城市可持续发展与人民群众美好生活的共生载体。
